Contract to Close

• Set up transaction file in brokerage system

• Review contracts and paperwork for accuracy and compliance

• Upload all documents throughout the transaction

• Communicate with brokerage on compliance requirements

• Initial introduction email customized to each party (client, title, lender, co-op agent)

• Monitor and communicate upcoming contingency deadlines and dates

• Coordinate earnest money deposit and obtain receipts

• Obtain e-signatures on all documents

• Maintain communication with title, lender and co-op agent to ensure timely closings

• Follow up on repair items and obtain documentation of completion

• Coordinate the home inspection

• Order the home warranty (if applicable)

• Schedule the walk-through

• Schedule the closing appointment

• Prepare clients for:

  • Utility transfers

• Deliver customized closing packages containing all transaction documents to the client after closing

• Order sign removal on listings​
